② For users experiencing network connection errors when opening files, which may cause errors in custom name references in the name manager, a “One-Click Fix for Cloud Link Exceptions” button has been added at the top of the basic indicator entry and data validation table.
③ Fixed land fee reference errors in the land appreciation tax calculation table and allocation errors in the summary table, among other minor bugs.
④ Improved the calculation of construction agency fees for non-saleable portions in the agency agreement.
⑤ Enhanced the logic for non-standard financing plans, adding forced zeroing of principal and interest for financing during liquidation months.

Settings include automatic refreshes when opening the file and every 3 minutes, with manual update buttons available in the pre-construction payment table.
② Optimized the detection of the official website URL when opening files, implementing a three-level detection system: domestic core nodes, domestic edge nodes, and international nodes. Only when core nodes are unavailable does it proceed to the next level, ensuring server accessibility and significantly speeding up file opening.
③ Added a non-standard financing module. Non-standard financing refers to non-standardized financing beyond front-end financing and development loans, used to cover project funding gaps. The template calculates monthly cash flow gaps and triggers non-standard financing based on user-defined annual interest rates and thresholds (when the cumulative monthly net cash flow gap exceeds this threshold). Each financing term is 12 months, with early repayment when cash flow turns positive, following the “first in, first out” principle. VBA code automatically calculates and arranges the optimal timing and amounts for non-standard financing, generating monthly interest. Users can choose whether to include it in the financing plan and cash flow table, with one-click trial calculations and adjustments to interest rates and thresholds.
④ Changed the front-end financing sensitivity analysis table to a financing method sensitivity analysis table. New VBA code enables sensitivity analysis for custom changes in financing amounts, interest rates, and terms under both development loans and front-end financing, providing investment analysis and forecasts.
① Added automatic inclusion of non-standard financing details (disbursement dates, repayment dates, amounts, etc.) in the financing plan table (L35:P44) based on calculation results.
